Developer for Fee

CPLC Building 11B — Rail-Served Warehouse

Location
Savannah, Georgia
Client
Capital Development Partners
Size
982,800 SF
Role
Developer for Fee

dress gray served as Developer for Fee for this 982,800 SF build-to-suit rail-served warehouse minutes from the Savannah Port. dress gray stepped into the project with a failing contractor and no signs of improvement. The contract was terminated and awarded to a design-build contractor while splitting out the earthwork to continue progress — mitigating schedule delays that would impact IRR upon completion.

The project included three separate office TIs, two pop-ups to accommodate tenant equipment, and 18,000 LF of rail served by CSX, including a turnout and transition over a county drainage ditch funded by the County Water District — improving returns.
